Brief

Framing is where a structural set becomes a building. Skyrise builds platform, post-and-beam, and steel-detailed assemblies tight enough that finish trades arrive to plumb walls and square openings — not a punch list of corrections.

Every frame moves through the same closed-out sequence — sill plate to inspector sign-off.

    Stud walls, joists, and rim assemblies sized to plan with strict tolerance.

    Exposed timber and engineered glulam systems for vaulted and open-plan layouts.

    Engineered lumber

    LVLs, PSLs, I-joists — installed per manufacturer ESR.

    Shear walls & holdowns

    Per Simpson Strong-Tie schedule with third-party connector inspection.

    Structural steel

    W-flange and HSS columns integrated with wood assemblies, welded to AISC.

    Hillside shoring

    Temporary shoring for grading and structural retrofit on steep coastal lots.

    How long does framing take on a 5,000 sf home?

    Most of our framing packages land between six and twelve weeks for that size — sill plate to roof close-in — depending on plan complexity, steel detail, and weather. Coastal humidity in marine layer months can add a week or two.

    Do you frame to architectural plans, structural plans, or both?

    Both. We frame to the structural set and coordinate every dimension against the architectural drawings before we cut. Discrepancies are flagged before they become rework.

    Can you integrate steel with wood framing?

    Yes. We routinely set W-flange and HSS columns with engineered wood assemblies. Welding is performed by a certified shop, inspected to AISC, and integrated into the closed-out structural file.

    Do you handle shear and holdown inspection?

    We coordinate the third-party inspector. Shear nailing, holdowns, and roof close-in are all documented and signed off before drywall.

  • 05

    Can you work alongside our GC and engineer?

    Yes — that's our default model. We sub structural to active OC luxury GCs on a per-project basis and integrate with the engineer of record from sill plate forward.
